Pre and Post Construction

Commonly, a Pre and Post Construction Survey is conducted to sites surrounding any significant civil or construction works to look for signs of movement related defects such as cracking, separation, deformation and leaks. These works may range from road resurfacing, Residential, Commercial or Industrial construction projects, Drainage installation, Retaining wall replacement works or any development that can lead to ground vibrations. Undertaking a Pre and Post Dilapidation survey to surrounding properties is commonly considered standard practice and often a requirement for any large-scale construction or civil works project.

Property Condition Reports

Commonly, a Property Condition Report is conducted to any site surrounding localized works where the surrounding areas may be impacted by the immediate occupation of the site or area.
Commonly, these inspections focus on the damage or deterioration that may occur due to impact damage, the surrounding works or general occupation of the area and will look out for defects ranging from dents, scratching, scuffs, general wear and tear, paint and general construction mess.

Maintenance Surveys

Commonly, a Maintenance Survey is conducted to any site to accurately record the defects or damage to a dwelling at the time of then inspection and often focus on areas requiring general maintenance or repairs. The defects or damage considered for these types of inspections will be heavily dependent on the requested scope of works by the client. Often the types of defects and damage range from: signs of spalling/corrosion, loose fittings or finishes, signs of movement, cracking or separation to finishing or structural elements, signs of drummer and damaged floor, wall or ceiling coverings, areas of wood rot and decay to timber elements, signs of leaks to plumbing related items, signs of deterioration evident to wet area sealants and grouts and also windows and doors requiring maintenance for correct operation.

What is a Typical Lead Time?

We understand you might have a time limit on completing your inspection! lead times to Schedule an inspection do vary - depending on Demand. we Typically Can book and complete an inspection within a couple of days. - though at times we can schedule inspections for the next day! To Ensure minimum Delays Contact Us Now and We'll Do Our Very Best to Make Sure Your Deadlines are Met...

Can I speak with the Inspector?

You can discuss the findings of the inspection with the inspector on-site after they have completed their inspection. If any further questions do arise, you also have access to your inspector by phone at a later date if required.

Alternatively, If you choose not to attend the inspection that is totally fine. You do always have the option to call or email the inspector once you have received the completed report, to discuss the findings in more detail.

How and When Do I Pay for a Report?

You can pay for the report by Direct Debit online (preferred method) or alternatively via cash or credit card at the time of the inspection inspection. Please note, a 1.9% surcharge is applicable for any payments via credit card which is a direct cost from the supplier. The report will not be issued to the client prior to funds being received or proof of transfer, unless agreed to otherwise in writing.

Who Can Organise an Inspection?

Anyone can organize an inspection weather your a tenant, buyer, seller, occupant or Contractor. As long as we have permission to obtain access by the person who has legal right to grant it, we can undertake an inspection to suit your needs.
