How much is a Typical Residential Property Inspection?

Typically a Standard Inspection ranges from $250 for a small unit to around $550 for a standard sized modern home. Rarely would we see a residential property cost more than $750 for a Standard Report type. All properties are individually assessed and priced according to variables such as size and condition.

How long does an inspection take?

A small unit inspection often takes about 1 hour on site to complete the inspection and record the findings.  From there additional time is spent to document the findings into a detailed and easily understood report back at the office.  A standard sized modern home inspection typically requires 1 hour and 45 minutes of on-site work to complete and record the findings. From there additional time is spent to document the findings into a detailed and easily understood report off site.  On site inspections can take as little as 30 minutes and generally up to 5 hours, but are heavily dependent on inspection being undertaken and naturally the property size, condition and design.

Are rectification works for defects priced up? & Do You Refer Tradies?

A standard Building inspection does not cover price of rectification works or the recommendation of local trades to conduct works and is excluded from a standard building inspection under the guidelines of the relevant Australian Standard. If required, an estimated price range of rectification works could be agreed to - as an additional scope of works. This would be a special condition for the inspection. What is included in a standard building report?

All reports are conducted to meet or exceed the Australian standard AS 4349.0 .1 .3.  You will find the general details and general condition of the property in your report.  You will also be informed of any major defects, safety hazards and general overview of minor defects visible at the time of the inspection.

Can I use the findings of the report to cancel my contract or negotiate the price if required?

Where your contract is subject to a Building and Pest inspection, our reports are compliant to AS 4349.0 .1 &.3 and recognised by real estate agents and solicitors.  This would allow the findings of our reports to be used to negotiate or rescind an offer on a property where meeting the correct criteria documented in the contract.  Please consult your conveyancer to find out further details on this process and conditions required.

What is the process after receiving the finished report?

If you have any questions about the report findings, you have access to the inspector via the telephone number documented in the report or our general email address.  If you have any particular concerns you feel may effect the sale moving forward, it is suggested you liaise with your conveyancer to discuss the concerns and report findings to determine your options and the best way forward in relation to your purchase.  If required, this can lead to negotiations or to rescind an offer on the purchase of the property.  If rectification works are agreed to prior to settlement, we can schedule a further inspection of that property to ensure the agreed work has been completed to a reasonable standard prior to any contract becoming unconditional.
