What Does a Building and Pest Inspection Cover?
Overview
A Building Inspection and report is conducted to provide You with an independent analysis of a property at the time of the inspection. The Building Inspection Focuses on Identifying Any safety hazards, major defects, including structural defects and We deliver an overall unbiased opinion in relation to the minor defects Identifiable within the area inspected. A Building Inspection will also comment as to the general condition of the property as well as any recommendations for maintenance works identifiable - to provide you with a detailed overview of Your property.
A Pest Inspection is conducted to Report on areas of live timber pest (including termites) requiring treatment, any areas of timber pest damage identifiable as well as the conducive conditions which may increase the risk to timber pest damage at the time of the inspection. It will also provide an overview on the installed termite management systems identified as well as the associated recommendations for maintaining the system.

We Access All Accessible Areas As Per The Relevant Inspection Standards, Though We Can Undertake More Extensive Inspections When Required.

We will look at any auxiliary structures such as carports, sheds, decks, patios plus pool areas, retaining walls 700mm or over, all timber components, the grounds, drainage, water tanks and fencing.
The inspection will cover all exterior wall components such as flashings, cladding’s, masonry walls, windows and doors.
We inspect roof coverings, flashings, gutters and downpipes and general restricted checks to antennas, solar hot water systems, solar panels etc.
All accessible areas are inspected such as floors, walls, ceilings, taps, toilets, baths, showers, general fittings and fixtures, cabinetry and internal doors.
The inspection will also cover the accessible areas of the roof space and the structural and secondary items visible.
We will access the accessible areas of the sub floor to check both structural and secondary and finishing elements as well and the grounds.

This will allow you the opportunity to rectify any defects prior to listing the property, which otherwise may have lead to buyers pulling out of the purchase of your property or a significant reduction in sale price. Yes, we do recommend you attend the inspection, you have right to be there. When attending the inspection, it allows you to meet the inspector, ask any questions you may have about the property, obtain a brief run through on-site about the inspection findings. defects can be pointed out in person - to help obtain a better understanding of Any defects contained in the report. If you choose not to attend that is totally fine. You do always have the option to call or email the inspector once you have received the completed report, to discuss the findings in more detail.
If you have any questions about the report findings, you have access to the inspector via the telephone number documented in the report or our general email address. If you have any particular concerns you feel may effect the sale moving forward, it is suggested you liaise with your conveyancer to discuss the concerns and report findings to determine your options and the best way forward in relation to your purchase. If required, this can lead to negotiations or to rescind an offer on the purchase of the property. If rectification works are agreed to prior to settlement, we can schedule a further inspection of that property to ensure the agreed work has been completed to a reasonable standard prior to any contract becoming unconditional.
You can discuss the findings of the inspection with the inspector on-site after they have completed their inspection. If any further questions do arise, you also have access to your inspector by phone at a later date if required.

You can pay for the report by Direct Debit online (preferred method) or alternatively via cash or credit card at the time of the inspection inspection. Please note, a 1.9% surcharge is applicable for any payments via credit card which is a direct cost from the supplier. The report will not be issued to the client prior to funds being received or proof of transfer, unless agreed to otherwise in writing.
