Why Is a Building and Pest Inspection Important?

Pre-Purchase Inspection:
When buying a property, it is often one of the largest financial decisions we make in our lifetime. It is incredibly important you undertake a Building and Pest Inspector who takes due diligence, to ensure there are no significant underlying issues with the property that may cost you thousands in rectification costs. If significant issues are identified, you then have the option to pull out of the contract or negotiate on a lower sale price, where the contract is subject to a Building and Pest inspection.

Pre-Sale Inspection:
When selling your property, conducting a pre-sale inspection will allow you the foresight in to the defects that are likely to pop up in a Pre-Purchase inspection. This will allow you the opportunity to rectify any defects prior to listing the property, which otherwise may have lead to buyers pulling out of the purchase of your property or a significant reduction in sale price. This small investment often saves you thousands!

Maintenance Check/Property Overview/Building Condition Report:
Over time properties will deteriorate and new defects will arise. Undertaking regular periodic Building and Pest Inspections will provide you with a overall view of the property and the readily identifiable defects to help inform you the owner of maintenance related issues that may require reification saving you thousands in potential rectification works if defects go unnoticed.

Do I Need to and Inspection on a 'New Build Property'?

It is always recommended to book an independent inspection for any new property to allow for identification of any defective works conducted. This will also allow for a Quality assessment of the finishing elements and imperfections, to ensure the property is completed to the required standards prior to finalising business with the builder. This will also help to ensure there is no underlying issues that may present as an issue in the future if you decide the sell the property.

What is a Typical Lead Time?

We understand you might have a time limit on completing your inspection! lead times to Schedule an inspection do vary - depending on Demand. we Typically Can book and complete an inspection within a couple of days. - though at times we can schedule inspections for the next day! To Ensure minimum Delays Contact Us Now and We'll Do Our Very Best to Make Sure Your Deadlines are Met...

Can I Attend the Inspection?

Yes, we do recommend you attend the inspection, you have right to be there. When attending the inspection, it allows you to meet the inspector, ask any questions you may have about the property, obtain a brief run through on-site about the inspection findings. defects can be pointed out in person - to help obtain a better understanding of Any defects contained in the report. If you choose not to attend that is totally fine. You do always have the option to call or email the inspector once you have received the completed report, to discuss the findings in more detail.

What is the process after receiving the finished report?

If you have any questions about the report findings, you have access to the inspector via the telephone number documented in the report or our general email address.  If you have any particular concerns you feel may effect the sale moving forward, it is suggested you liaise with your conveyancer to discuss the concerns and report findings to determine your options and the best way forward in relation to your purchase.  If required, this can lead to negotiations or to rescind an offer on the purchase of the property.  If rectification works are agreed to prior to settlement, we can schedule a further inspection of that property to ensure the agreed work has been completed to a reasonable standard prior to any contract becoming unconditional.

Can I speak with the Inspector?
